Many lenders require a WDO report before closing, including VA loans. Even when it isn’t required, it’s cheap insurance on the biggest purchase you’ll make.

Sellers

Find out before the buyer’s inspection does, so there are no surprises in the middle of your contract.

Real estate agents

What’s on the report

What the state report covers

Florida law spells out what a WDO report has to include. Yours will show:

  • Any live wood-destroying organisms we find, and what they are
  • Evidence of past or present activity, like shelter tubes, frass, exit holes or wings
  • Any visible damage from wood-destroying organisms
  • Signs of a previous treatment
  • Every area we couldn’t inspect, and the reason
  • Where we posted the Notice of Inspection at the home

Wood-destroying organisms on the state form are subterranean and drywood termites, wood-boring beetles and wood-decaying fungi. Carpenter ants and carpenter bees aren’t reported on the state form. If we see them, we’ll tell you.

How we inspect

We look where termites actually show up

Attic, garage, interior, exterior and the crawlspace if there is one. We check the foundation, sill plates and joists, around plumbing, door and window frames, and anywhere wood meets soil or moisture.

Why us

We’ve been on the other side of these reports

Before Pink Panda, we ran a home inspection company in Bay County for eight years. We know what holds up a closing: a report that comes back days late, half the house marked “inaccessible,” and calls that don’t get returned.

Our reports say what we found, where we looked, and what we couldn’t reach and why. You get it the same day.

We report what we find. No scare tactics. If something needs treatment, you get a written quote, and you’re free to use any licensed company you want.

Pink Panda Pest Control Notice of Inspection for Wood Destroying Organisms tag, posted at the home after every WDO inspection

About the pink tag

Florida law requires a Notice of Inspection to be posted at the home after a WDO inspection. Ours is pink, so it’s easy to find. The report lists exactly where we put it. Please leave it in place.

Questions

WDO inspection FAQ

Is a WDO inspection the same as a home inspection?

No. A general home inspection doesn’t cover wood-destroying organisms. The WDO report has to come from a licensed pest control company on the state form.

Does a clean report mean the house has no termites?

A WDO inspection is a visual inspection of the areas we can see and reach. Termites can hide behind walls, under flooring or in areas that are blocked. Florida law says the report isn’t a guarantee that there are no wood-destroying organisms or damage. That’s why the report lists every area we couldn’t inspect.

What do you need from us?

Access to the attic, garage, crawlspace if there is one, and any outbuildings. Clear a path to the attic hatch and crawlspace door if you can. Anything locked or blocked gets listed as not inspected.

What happens if you find termites?

We record it on the report exactly as we found it. If treatment makes sense, we give you a written quote. There’s no pressure, and you can use any licensed company.

How fast do we get the report?

The same day as the inspection.

How do we pay?

Online. We send you a secure payment link.

How soon can you get out here?

Call or text 850-630-4027 and we’ll give you our soonest opening.
